The real estate market in areas with many socio-economic activities needs to be strictly managed due to the difference between the market price of urban land and the price of land set by the state. This study identifies and analyzes the influence of some factors on land prices in peri-urban areas to develop land pricing standards consistent with the price level in Nghe An province. The study surveyed 362 land users and 200 samples of successfully transferred properties in the study area. Based on the multivariate regression method, the study builds a residential land price model and calculates the market price of residential land. The authors also established a map of land value areas to help State agencies manage land prices effectively. The research serves as a basis for State agencies to study the formation and development of the real estate market to develop appropriate land price management measures.
The phenomenon of agricultural land shrinkage is widespread in the world. This phenomenon has many causes, of which industrialisation is one. The industrialisation process is supported in most countries by the use of land acquisition as a tool to convert land use from agricultural to non-agricultural. This research surveyed 100 land-lost households to examine the impact of farmland shrinkage on their livelihoods in Vietnam. The study focuses on three factors: employment and income, how compensation money is used, and quality of life after land loss. The results show that revenue increased by USD 1,500 per household compared to before. The rate of employment depends on age and gender. There is a drop in employment among women over 35 years old and men over 40. The use of compensation money focuses on non-farm goals, with the bright spot being an investment in education for future generations. The environment and society tend to be worse according to the subjective assessment of households, but their ultimate choice is still to enjoy life after land acquisition.
The land is a natural resource which is rich in diversity, and its value tends to increase over time. Therefore, compensation in cases when the State acquires land, is an issue of concern. Using data from 100 surveyed households and ten interviews (including 5 houesholds indirectly affected by land acquisition, 3 relevant experts, and 2 village headmen) in Da Nang, the article aims to answer two research questions: (1) assessment of landless households on land compensation policy, and (2) an assessment of outstanding issues in this policy in Vietnam. The results show that the local government has strictly followed the regulations and procedures of the State on land acquisition and compensation for economic development purposes under the 2013 Land Law. However, affected people feel dissatisfied with what they had received when they lost land. The first reason is the significant difference between the compensation prices households received and the market price, as determined by a real estate broker. Second, concerns about the future arise when a family’s means of production are acquired by the state. In addition, the policy also lacks support measures for households located in affected areas. These shortcomings lead to dissatisfaction among families.
Acquisition of large-scale agricultural land for urbanization and industrialization is a widespread phenomenon in Vietnam. This acquisition has impacted those households whose land was expropriated in many ways, such as economic, cultural, and social aspects. In this research, the author surveyed 100 households who lost their land for Da Nang Hi-Tech Park project to collect data about the change in their livelihoods and the satisfaction level with their quality of life. This study aimed to answer three questions relating to employment, compensation expenses, and life. The results show that these householders still have many difficulties adapting to a new life after nearly ten years. The unemployment rate increases, but it depends on the gender and age of the worker. Compared with the five years ago, the households’ incomes also decreased by 190 USD/household. The misuse of compensation money paid for their has also had negative impacts on their livelihoods. Some other problems such as environmental pollution and social evils have put pressure on households who lost their land. Hence, most of these households want to return to their previous agricultural life.
