The main aim of this study is to measure the factors influencing housing price in Klang Valley, Malaysia. This paper examines empirically whether the increasing trend in the Malaysian housing price is associated to changes in the population, construction cost, housing speculation, and inflation rate. The paper is exploratory in nature. The data is collected via questionnaire survey form distributed to youngest respondents in the sample area which is Klang Valley region. Each single elements are calculated its average index respect to few level of influence under respondents opinion. The index will then treated as influencing level of the factors. The paper delivers empirical outcomes that the population, construction cost and housing speculation are the main factors of housing prices. However, fluctuations in housing prices could not necessarily be influenced by the inflation rate. The overall result of this paper strongly recommends that housing price in the Malaysian residential property market is increasing continuously. Therefore, efforts to control the hike in housing price is needed by government and policy controllers in order to maintain the affordable to own a house in Malaysia.
A nation's economic success is largely dependent on the performance of their banks as they play a major role in regulating its financial sector to stability and cohesion by acting as an intermediary to various parties such as individuals, organizations and governments to conduct their borrowing and depositing activities. The quality of services provided by the banks will influence how these parties benefit and consumers would choose the bank that they perceive will result in the most benefit. In Malaysia, a larger percentage of the population are employing conventional banks compared to Islamic banks due to factors such as unfamiliarity of products and services and inadequate marketing. This study examine the factors influencing adoption of Islamic Banking in Selangor. A quantitative research approach is employed in this research following the positivist assumption with a realist ontology and objectivist epistemology. Data was collected using a probabilistic sampling method, particularly a stratified random sampling technique. The adapted survey questionnaire employed in this study and distributed 150 questionnaire and successfully received 130 questionnaire. Overall, the researcher has discussed about the findings of the analysis that was conucted using the SPSS software. Descriptive approach, correlation and multiple regression analysiss had been shown during the analysis. The descriptive approach displayed direct results while the correlation displayed the relationship between the dependent variable (adoption of Islamic Banking) and the independent variables (compatibility, consumer knowledge, risk perception/management and consumer satisfaction). In this research, found two factors that influencing adoption of Islamic Banking in Malaysia which are consumers knowledge and consumer satisfaction. For the future researchers, this research will benefit them as well. If they are doing their researches which are related to this topic, they can gather everything they want easily. Besides that, it will benefit the researcher who is going to do this research study in Malaysia. This is because the information in Malaysia is limited.
Malaysia continues to be a hub in producing undergraduate students to the labour market. However, setbacks in workforce planning and lack of investment in staff training and development could threaten development and progress in Malaysia. The purpose of this research is to identify and examine the factors that affect career choice in Malaysia. In carrying out this research, an exploratory strategy which involved the review of related literature was carried out. The conceptual framework for this research is made up of 3 independent variables; Personal factors (with two research dimensions Qualification and Personal interest); Job related factors (with two dimensions -Financial incentives and work preference) and Organizational factors (with one dimension career advancement opportunities). The dependent variable is 'career choice'. A descriptive research strategy was then used to obtain primary data by means of a questionnaire survey on the target research population which were undergraduate university students. 49 males and 67 females took part in the survey making a total of 116 survey participants. A bivariate correlation test was conducted on the research variables to test the research hypothesis. The result revealed strong positive and significant correlations between the research variables. Hence the null hypotheses were rejected. A multiple regression analysis was also conducted and the model summary revealed that 89.7% of variation in the dependent variable (Career Choice) is explained by variations in the independent variables (Personal Factors, Job Related Factors, and Organizational Factors).
This research is carried out to discover the factors contributing to loan repayment default in micro finance institutions based in Shah Alam, Selangor, Malaysia. The findings will be useful for the micro finance institutions in Malaysia in selecting and implementing suitable policies to reduce defaults. In this research, data is collected through questionnaires. These questionnaires are distributed to 120 loan borrowers of micro finance institution in Shah Alam, Selangor. Furthermore, the data was analyzed with the software known as Statistical package for Social Science, for short SPSS. This study established that nature of business operated by loan borrowers is one of the factors that will influence loan repayment. Finding of this study are established that there is a positive relationship between nature of business operation and negative relationship between age of borrowers, diversion of funds by borrowers as well as repayment schedule to loan defaults.
Non-performing loans (NPLs) is a worldwide issue that affects financial markets stability in general and banking industry viability in particular. This study examines the factors influencing non-performing loans in commercial banks in Selangor state of Malaysia. Based on gaps in extant literature, four (4) independent variables comprising standard of living, economy of the country, consumers' income and bank interest rates are hypothesized to exert statistically significant influences on the dependent variable, NPLs. A quantitative research approach was employed in this research. 200 respondents were sampled for this study employing stratified random sampling technique. Employing multiple regression analysis (MRA) using SPSS software, the findings showed that out of the four (4) hypothesized relationships of the research, three (3) were supported whilst one was not. In particular, it was shown that consumers' income, economy of the country and bank interest rates statistically influence non-performing loans in commercial banks in Selangor state of Malaysia. However, there was no enough evidence to support the claim that standard of living can statistically influence non-performing loans in commercial banks in Selangor. Several implications from the research were further discussed.
