The study presents the factors that led the renters to stay in their residential units, in Guerreiro Residential Condominium , the first PAR real estate development in the municipality of Pelotas, Rio Grande do Sul State. The results showed that 95% of people interviewed were women, 70% had at least an underage child living with them. The renters are satisfied and still stay in the apartments because of security, affordable price, and good relationship between neighbors. We suggest that studies of this nature and under this perspective should be used in the new housing policies.
