The main issue of the study is the problem of the possibility and feasibility of 3D modeling, and the use of supply and exhaust systems for heat and moisture recovery in the design of a passive building, using a 2-stage scheme of air heating in climatic and geographical conditions for the city of Kaliningrad. After all, using this mechanical ventilation and air heating scheme in a passive building, it is possible to reduce annual energy costs by 3-4 times. The higher capital costs of a passive building are offset by lower operating costs due to a significant reduction in energy consumption.

The design and execution of works on capital repair of apartment buildings are regulated by the current normative legal and normative-technical documents. Their actualization is conditioned by the development of technologies, new forms of work organization in repair-construction production as well as by the necessity to remove administrative barriers to intensify the processes of designing and execution of works on major repair in specific conditions without residents' resettlement in order to provide safety conditions, comfortable living environment and, as a result, to prolong the periods between repairs in the process of buildings operation.

The overhaul of buildings provides for an increase in their thermal protection through the use of effective thermal insulation materials in structural and technological solutions of enclosing structures. This circumstance necessitates the development of tools for selecting optimal parameters of thermal insulation materials in relation to the inter-repair service life of buildings, as well as determining the projected need for their use in repair and construction production.
