Analysis of Factors Influencing Building Refurbishment Project Performance

Abstract: Presently, the refurbishment approach becomes favourable as it creates opportunities to incorporate sustainable value with other building improvement. In this regard, this approach needs to be implemented due to the issues on overwhelming ratio of existing building to new construction, which also can contribute to the environmental problem. Refurbishment principles imply to minimize the environmental impact and upgrading the performance of an existing building to meet new requirements. In theoretically, buildi… Show more

“…It is predicted that urbanization will further outpace population development about 82% of the population will live in urban areas by the year 2030. Hence, refurbishing the existing buildings is one of the possible solutions in able to upgrade the performance of the buildings and meet the new purpose and requirement [3] [4]. Hence, main attention should be dedicated to existing buildings as new construction has small annual growth rates.…”

“…Furthermore, in the fourth Industrial Revolution (IR 4.0) era of digitization, the main concept of integrating and utilizing Building Information Modelling (BIM) technology application as a new innovation approach in facilitating risk strategies towards critical risk based on building refurbishment project lifecycle is required [14,15]. BIM is a critical technology for integrated project management because it allows all project participants to access the latest information on building risk management, which was traditionally conducted.…”

“…To diminish these negative footprints on the current environment, implementing green design and technology in buildings has been the passage for future improvement in global sustainable development. Minimal carbon emissions can be achieved if the best sustainability practices can be reinforced to all key players in this industry (Ishak & Azizan, 2018).…”

“…If the Malaysian government targets to get close to cutting carbon by 80 percent by 2050 or decarbonising this sector, the main effort needs to come from existing buildings. Ishak et al (2018) stress that sustainability can only be achieved by addressing the existing building stock, even if every new building is built sustainably. Traditional refurbishment efforts must be improved to minimise carbon footprint compared to the sustainable refurbishment approach.…”
