PurposeThis study aims to examine the rehabilitation project of the iconic urban industrial building in Athens, “FIX” brewery, and the practices followed, so as to initiate a discussion on the role of the façades in such a process. In particular, this study suggests that by choosing to restore just two of the façades out of the whole building, while placing emphasis on creating a new face for the new use, frontality is promoted against the pre-existing homogeneity approach, and façadism is introduced. However, both façadism and frontality distance this project from the rationale behind the adaptive reuse and redevelopment of built heritage.Design/methodology/approachA thorough architectural analysis of the FIX brewery building's long history and its consecutive transformations, besides providing adequate evidence for the hypothesis set, provided the opportunity to broaden the scope of this research and explore the role of the façades in adaptive reuse practice. Methodology-wise, this research was further strengthened by a comparative analysis of the Weverij De Ploeg adaptive reuse project in Bergeijk.FindingsIn the light of this critical analysis, the current study first highlights the importance of a building's façades in shaping public perception and establishing a connection to the city, by transmitting information and meanings about the building's structure, function, character and era. Accordingly, it stretches the need for façades' retention when adapting an industrial building of cultural heritage to a new use. Second, it emphasizes the need of fostering a holistic perspective toward a historic industrial building of such merit, respecting the building as a whole and in all its depth.Originality/valueThis in-depth analysis provides a solid ground for rethinking adaptive reuse, concretizing the appropriate approaches to industrial buildings of cultural heritage from parties involved (inter alia government leaders, legislators, property developers, historians, urban planners, architects and other engineers), to ensure both the building's continuity and longevity, and an efficient and sustainable urban regeneration.

El paisaje es un elemento multidisciplinar en donde el ámbito patrimonial se ha consolidado como un aporte que ha permitido refrendar con mayor entidad sus valores culturales, dentro de los cuales los industriales han adquirido protagonismo. La Región de Murcia conserva un paisaje industrial rico e importante, legado de las explotaciones mineras de Cartagena-La Unión y Mazarrón, sobre el que se han planificado una serie de medidas destinadas a salvaguardarlo para consolidarlo como un referente de su patrimonio. El objetivo de este trabajo es analizarlas, reflexionar sobre su aplicación y estudiar su impacto con el cometido de conocer la efectividad que han tenido. Para ello se ha elaborado y aplicado una ficha propia destinada a determinar el estado en el que se encuentra, aspecto que se ha completado con la realización de un análisis DAFO que ha remarcado los principales aspectos que influyen en su situación actual. Cuestiones que se han acompañado de una disertación previa destinada a contextualizar los aportes paisajísticos del patrimonio industrial. Los resultados obtenidos demuestran que lo llevado a cabo es insuficiente para lograr su conservación y que es necesario implementar nuevas acciones que reviertan la situación generada por decisiones ineficaces y propuestas aplazadas.

This paper describes the operations carried out to generate a georeferenced heritage inventory at a supra-municipal scale. The tool establishes links between its heritage elements based on the features and characteristics of the territory. The work has been carried out on the fluvial zone of the Lower Guadalquivir, an area of approximately 8500 km2 located in Andalusia in the south of Spain. The method used is based on the digital inventory of the Andalusian immovable historical heritage generated by the Andalusian Institute of Historical Heritage, in which more than 500 heritage assets in the study area are indexed. The work begins with the expansion and processing of these assets with the aim of reorganizing them and establishing new parameters in their classification schemes. Subsequently, a spatial analysis developed in a GIS environment detects relationships between heritage assets determined by the physical characteristics of the territory. These relationships are contrasted by historical research, and eight heritage networks in the territory are defined as a result. Finally, one of the networks is used to show how, from the graph theory, it is possible to investigate the detected links. Ultimately, it is discussed how this study allows us to move toward new models of the heritage management of territorial dimension and relational vocation.
