Calculation of high-rise construction limitations for non-resident housing fund in megacities

The paper is devoted to topical issues of urban planning in terms of high-rise construction of a non-resident housing stock in relation to megacities. We consider this issue taking into account the limitations of natural, communal and social resources. The problem is especially acute for the overwhelming majority of the state capitals, as well as cities with historical heritage that are of great interest due to the rapid development of tourism and the high mobility of the population in the world. The growth of the population of many states capitals led to the use of high-rise buildings as a non-resident housing stock. However, there are a number of restrictions on the high-rise construction of non-resident housing stock in megacities. The authors formalize the problem of determining the optimal ratio of the volume of urban buildings belonging to the high-rise buildings types and intended for non-residents to a common housing fund. We conduct economic calculations to determine the quantitative indicators. It can be used as the basis for administrative measures aimed at limiting the people flow arriving with the intention of temporarily deploying in megacities.

Two-stage commercial evaluation of engineering systems production projects for high-rise buildings

Abstract. The paper is devoted to the current and debatable problem of methodology of choosing the effective innovative enterprises for venture financing. A two-stage system of commercial innovation evaluation based on the UNIDO methodology is proposed. Engineering systems account for 25 to 40% of the cost of high-rise residential buildings. This proportion increases with the use of new construction technologies. Analysis of the construction market in Russia showed that the production of internal engineering systems elements based on innovative technologies has a growth trend. The production of simple elements is organized in small enterprises on the basis of new technologies. The most attractive for development is the use of venture financing of small innovative business. To improve the efficiency of these operations, the paper proposes a methodology for a two-stage evaluation of small business development projects. A two-stage system of commercial evaluation of innovative projects allows creating an information base for informed and coordinated decision-making on venture financing of enterprises that produce engineering systems elements for the construction business.

Abstract. Analysis of data on the effect of joints of the aerated concrete blocks on the heat transfer uniformity of exterior walls was carried out. It was concluded, that the values of the heat transfer performance uniformity factor in the literature sources were obtained for the regular fragment of a wall construction by approximate addition of thermal conductivities. Heat flow patterns for the aerated concrete exterior walls amid different values of the thermal conductivity factors and design ambient air temperature of -26 °С were calculated with the use of "ELCUT" software for modelling of thermal patterns by finite element method. There were defined the values for the heat transfer performance uniformity factor, reduced total thermal resistance and heat-flux density for the exterior walls. The calculated values of the heat transfer performance uniformity factors, as a function of the coefficient of thermal conductivity of aerated concrete blocks, differ from the known data by a more rigorous thermal and physical substantiation.
