Resumo: O desenvolvimento de projetos de edificações com a preocupação da sustentabilidade pode ser entendido como um caminho a ser utilizado para agregar valor aos empreendimentos e reduzir perdas, com diferentes benefícios, tais como a redução de resíduos e custos, melhor desempenho ambiental e aumento na qualidade geral da edificação e da satisfação dos usuários. Tendo em vista a complexidade do processo de projeto de edificações, há múltiplos critérios a serem atendidos, o que torna difícil a tarefa de projetar sustentavelmente. A adoção de ferramentas de tecnologia da informação é importante para ampliar a qualidade do processo de projeto. Neste trabalho, apresentam-se elementos para construir um "Sistema de Apoio à Decisão" para uso dos projetistas na etapa de desenvolvimento do produto imobiliário, baseada em três técnicas: Análise do Ciclo de Vida, Avaliação Pós-Ocupacional e Modelos Hedônicos de Preços, visando à agregação de valor ao produto, sob os pontos de vista ambiental, social e econômico, respectivamente.Palavras-chave: Construção civil. This paper describes a tool to assess building sustainability on micro and small building firms. In recent years occurred great transformations in design and management phases of buildings. Sustainability is very important because the environmental impact of building sector. The application of innovations generally occurs only in mid or large building companies, however the micro and small building companies represent the majority of the companies. We proposed a tool adjusted to smaller context. Using a sample of buildings, the tool demonstrated be adequate, because it is comprehensible and useful to users with different level of education and knowledge about sustainability.
The use of building information modeling methodology in project design and planning of civil construction processes can contribute throughout the building lifecycle. In the various stages, the degree of assertiveness tends to increase because the information is worked together, allowing a better understanding of the details to be met. In addition, to facilitate the implementation, this process can also work in the post-project phase, through the support to the user before the need of building maintenance. These two stages, construction process and after work, when worked together, can directly influence the service life of the systems that make up the building. In this context, this paper aims to demonstrate how the project (three-dimensional model) can be worked along in the planning process and how the information on the maintenance process can be linked to the project. Its method consists in the implementation of 4D planning in a building, linking model and schedule, and listing the major maintenance of the major building systems, linking them to the project as parameterized information. Among the results, there is the viability of 4D planning and the linking of routines associated with the maintenance activities of the building project. Finally, it is concluded that the use of new technologies for the development of projects and support in the planning stages can directly influence the quality of the enterprise and the service life of the buildings when used properly.
