Despite numerous studies and measures that quantify the extent of the shortage in affordable housing for low-income renter households, few studies address potential neighbourhood-level mismatch between affordable housing supply and demand. To fill this research gap, this study investigates whether neighbourhood-level imbalance exists between the number of low-income renters and the number of rental units that are affordable and available to them within the 100 largest metropolitan areas in the USA. It also explores under which metropolitan-level conditions, such an imbalance (measured using the dissimilarity index between low-income renters and rental units affordable to them) is likely to be most severe. The study found that certain neighbourhoods within each metropolitan area contain rental unit surpluses affordable to a particular low-income group and such units substantially decline as the study considers the availability of these affordable stocks. Multivariate analyses reveal that certain metropolitan-level contexts contribute to the imbalance in affordable rental units across low-income groups. These findings imply that various efforts, such as reducing the mismatch between low-wage jobs and workers, providing affordable housing in suburban areas or relaxing local regulatory environments for residential development, may be effective in improving housing affordability imbalance across low-income groups at the local level.

Uygun fiyatlı veya satın alınabilir konut sayısındaki azalma Amerika Birleşik Devletleri’nde önemli bir sorun olarak görülmektedir. Uygun fiyatlı konutlar, özellikle düşük gelirli haneler için yetersiz kalmakta ve arzın talebi karşılamaması neticesinde, suç, zayıf pazar gücü ve ırk ayrımı ortaya çıkmaktadır. Çalışma ile öncelikle demografik veriler, hane halkı geliri ve konut fiyatları gibi farklı değişkenler çerçevesinde konut politikaları ve bu politikalara esas teşkil eden yasal düzenlemeler incelenmektedir. Projeye dahil olan kurumların yetkilileri ile gerçekleştirilen yüz yüze görüşmeler sonucunda paydaş katılım süreçleri araştırılarak projedeki rolleri tartışılmaktadır. Proje maliyetinin karşılanması ve paydaş katılımı açısından Türkiye uygulamalarından birçok farklılık içeren projenin değerlendirilmesi sonucunda daha güçlü konut politikaları ile düşük gelirli haneler için erişilebilir konutlar arasında pozitif bir ilişkinin olduğu vurgulanmalıdır.

In recent years, the US population of lower socioeconomic status has had an increased experience of uncertainty in being able to acquire affordable housing, and this issue is only being augmented by the limited innovation in the US residential construction industry. Although there is limited innovation being introduced in the US residential construction sector of the US, 3D printing (3DP) or additive manufacturing, a broader term utilized by industry professionals, has been at the forefront of discussion among Architects, Engineers, Constructors, Owners, and Operators (AECOO) in recent years. Utilizing a literature review, this study identified the 52 obstacles/barriers the construction industry faces in implementing 3D printing in the residential sector. Of the 52 identified barriers impeding 3DP adoption, the top three obstacles were Cost, Training Cost, and Complexity. The research also identified that most identified barriers could be associated with the Relative Advantage of the innovation. One of the practical implications of the study’s findings is that there needs to be collaborative efforts between housing industry stakeholders, policymakers, and technology manufacturers to facilitate incentives and training programs to alleviate some of the obstacles/barriers identified in the research.
