The construction of the JORR E1 (Cikunir-Jatiasih) toll road is expected to improve accessibility in Bekasi City, especially in Jati Asih District. The operation of the JORR E1 (Cikunir-Jatiasih) toll road in 2007 caused a change in land use in Jati Asih District, Bekasi City. On the other hand, the land use changes that occur are not in accordance with the Bekasi City Regional Regulation No. 5 of 2016 concerning Detailed Spatial Planning (RDTR). The area around the Jati Asih Toll Gate is designated as a mixed zone, but the existing condition of land use is for trade and service activities. This study aims to identify land use before the operation of the Jati Asih Toll Gate in 2006 and identify changes in land use after the operation of the Jati Asih Toll Gate in 2017. Descriptive statistical methods and spatial analysis were applied in this study by looking at land use changes at a radius of 1 km from the gate. JORR E1 (Cikunir-Jatiasih) toll road. This study shows that there is a change in land use around the Jati Asih sub-district, which is seen by the decrease in the area and distribution of the use of plantation land, moor, and vacant land from 2006-2017. Within a radius of 1 km from the Jati Asih Toll Gate in 2006-2017 there was a decrease in area and distribution on plantations, vacant land, and dry fields. This is inversely proportional to settlements and buildings, which experienced an increase in area and distribution from 2006-2017. Settlements and buildings also experienced an increase in area and distribution within a radius of 1 km from the Jati Asih Toll Gate in 2006-2017. This study aims to identify areas and sprawl characteristics in Bekasi City. The City of Bekasi is a Jakarta’s buffer zone that experiences urban sprawl phenomena. The symptoms of urban sprawl in Bekasi City lead to the conversion process and resulted the densification of settlements in sub-urban areas. To control the land use caused by sprawl phenomena, it is necessary to identify the area and sprawl characteristics. This study used two approaches 1) to measure the urban sprawl index, 2) to analyze the sprawl’s characteristics in each village were identified as sprawl. The urban sprawl index is determined by the difference between the household ratio and built-up area ratio. Furthermore, the analysis of sprawl’s characteristic is using spatial analysis method. The variables in analyzing sprawl characteristics consists population density and building density. The results of this study indicate that1) 29 village or 51.79% village in Bekasi City identified as sprawl, and 2). From 29 villages, 10 villages indicate as low population density, and 9 villages indicate as low building densities.
This study aims to identify the impact of transportation on the urban compactness index in South Tangerang. The urban form of a compact city was influenced by transportation. The implement of a compact city is necessary to measure the impact of transportation as a variable of this paper itself. This paper uses quantitative statistical methods to identify the effect of transportation on the urban compactness index. The variables used include Urban Compactness index, road networks, public transportation routes, public transport services, and public transportation accessibility. The results of this research indicate that, first, there is a positive influence on the arterial road density and the distance from the farthest houses to the bus stop, and second, the ratio of the length of public transport routes has a negative effect on the Urban Compactness index were the proportion of routes in areas which not served by public transport networks will make the areas not compact. The conclusion is the linkages between regions from a transportation system connected to the road network indicate that travel distances tend to be shorter in a compact city, so the three factors could be a reference to optimizing development in the application of Compact City in South Tangerang City.
