Permasalahan yang sering terjadi dalam proyek konstruksi adalah keterlambatan (delay). Proyek Pembangunan Rumah Susun PEMKOT Tual yang berlokasi di Desa Faunil, Fiditan, Kota Tual dipilih untuk studi kasus karena mengalami keterlambatan progres dalam pelaksanaannya sebesar 10% pada progress 37%. yang menyebabkan total waktu penyelesaian proyek menjadi lebih lama, dengan rencana waktu penyelesaian proyek yaitu 240 hari. Tujuan dari penilitian ini adalah untuk mengetahui besar biaya minimum dan waktu durasi optimum dalam melakukan percepatan dengan metode crashing. Dibantu juga dengan menggunakan Software Primavera 6.0 untuk menentukan lintasan kritis proyek serta membuat model simulasi berupa schedule baru setelah dilakukan analisis percepatan. Alternatif percepatan proyek yang digunakan adalah penambahan 2 jam kerja (lembur) dan penambahan 3 jam kerja (lembur). Hasil analisis untuk alternatif penambahan 2 jam kerja (lembur) diperoleh waktu dan biaya optimal 212 Hari dengan efisiensi biaya total sebesar Rp. 2.191.618.219,87, Sedangkan untuk penambahan 3 jam kerja (lembur) diperoleh waktu dan biaya optimal 204 hari dengan efisiensi biaya total sebesar Rp. 2.130.829.206,76. Hasil analisis menunjukan bahwa percepatan proyek dengan alternatif penambahan 3 jam kerja lembur menghasilkan waktu dan biaya total lebih sedikit dibanding dengan alternatif penambahan 2 jam kerja.
The impact of the Covid 19 pandemic was very large for business people, especially construction services. The implementation of work safety has also begun to change following the new normal era standards from the Indonesian government's covid task force. The application of work safety in the new normal era itself has not been well socialized to construction service business actors. This study intends to see how big the implementation of work safety in the new normal era is according to the Covid task force standards and other preventive measures according to the latest research. This study used a questionnaire distributed to one of the road projects in Southeast Maluku district. Questionnaires and interviews were carried out to see how the new normal era standards were implemented in the project. The results of the questionnaire were then tested using validity and reliability tests to see whether the data collected was valid and reliable or not. Then the results of the data are taken for the mean value of the total filling to see how big the variable is applied. Based on the research results, it was found that the provision of job insurance or health insurance is the biggest priority for construction service actors to prevent and maintain the health of workers in the project.
All buildings built by humans can of course be damaged where the damage that occurs to buildings is caused by a decrease in quality and increasing age of a building, but the quality and age of buildings can be improved and maintained by carrying out periodic repairs and maintenance. This study aims to identify the percentage of suitability for the implementation of maintenance and maintenance activities for the Ambon Pattimura Airport building based on maintenance guidelines and applicable regulations. The analytical method used in this study is a quantitative descriptive analysis method. The analytical tool used was factor analysis using the IBM SPSS version 21 tool. Based on the results of the study it can be concluded that the percentage of maintenance for the Pattimura International Airport building, Ambon City, has 2 instruments from the architectural component, namely x1.1 maintenance of egress facilities by 85.83% and x1.3 maintenance of ceramic/mosaic walls (bathroom walls, toilets, etc.) of 85%.
Growth in the construction sector will have a very positive impact on economic growth both directly and indirectly. For this reason, it is necessary to have a good and efficient time control management. In this research, rescheduling will be conducted using the Repetitive Scheduling Method. From the rescheduling results, it was found that scheduling the project could be completed in a much faster time frame. It takes 5 weeks from the 10 weeks schedule plan.
