Construction industry is an influential element of Russian economy. It is well known that the main objective of construction for a builder is receiving profit in the form of a difference between the received investment contributions and size of construction cost. Therefore maximum efficiency from implementation of a project will be received by a builder who will carry out construction of the most investment-attractiveness object.Investors do not use certain formalized analytical tools for assessment of situation in regions where a construction object can be potentially placed in most cases. Frequently, investors make the decision on building placement, which based on subjective representation about investment-attractiveness of specific region.The goal of this research is analysis of investment-attractiveness of high-rise building with building site in case of placement in different regions of Russian Federation according to method of A.L. Kaminskiy, including additional unique characteristics of the object.
The article deals with the practices of how to estimate pessimistic scenarios of construction tasks duration which are based on latent regularities of space-time and space-cost analogies. It is presented herein that planned values of tasks duration are sufficient to be used for optimistic scenarios development. But in case of pessimistic duration it is necessary to consider planned durations and starting points of work tasks, as well as such a discount rate which is used to estimate economic efficiency of an investment construction project under study.
Abstract.In article the problem of irrationally organized massive shabby, including emergency quarters on the example of St. Petersburg reveals. The goal of research: to offer a method of development (renovation) of urban areas by construction of quarters from exclusively high-rise buildings. Because of building of high-rise objects, considered quarters can assume more modern air, increase in the housing areas by 10 times not less in comparison with the previous indicators of this territory, the improved infrastructure of the area, and as a result, emergence of new workplaces. Authors made the analysis of economic indicators of the investment project. The minimum term, for which saved-up income exceeds initial investments (a project payback period) made 2.3 years. Opportunities of factories, transport companies and piling driving machines does not allow to produce longer piles when it is necessary. Currently this problem could be solved by joining parts of piles. A wide range of pile joints are known therefore it is a problem for building companies to choose which one is more relevant. In this connection there is a need to identify what joint is the most optimal. In this work main types of joints are compared in accordance with up-to-date requirements to building constructions and technologies. On the basis of these comparisons it is concluded that the most effective is pin joint type
