The current stage in the development of the construction industry is its digitalization, which requires the transformation of processes and models based on the use of digital platforms and twins. Datasets in a construction project accumulates quickly and becomes difficult to store and process due to the large file sizes of CAD,GIS and BIM technologies. Managing such datasets is a complex problem, since the usefulness of such data lies in ensuring that it is available and used as needed by all participants in a construction project. The article proposes to develop an information system for creating digital twins of construction project management as an integrator of digital tools based on Big Data Analytics and BIM technology, which is already the standard for the digitalization of the construction industry. The study describes four types of digital twins and ten properties of Big Data required for construction project. Conceptual model of Big Data domains for construction project and BIM-model of Big Data exchange and information transfer for construction project digital twin are considered. The authors propose a framework for creating digital twins of construction project management that uses three main components: BIM-models, Big Data Analytics and Knowledge Base. The results of the study are structure of information system of creating digital twin of territory urban planning project for Design Company and example using a BIMoriented software product. The article is devoted to the creation of a fundamentally new scientific and methodological basis for the adaptation of construction project stakeholder enterprises to dynamic shifts in the construction market through the implementation of an adaptive strategy of renewal and change management in the form of a target project of transformations of the management system of a construction enterprise. The urgency of revising the content of processes and approaches to the organization of economic and managerial interaction of the executing enterprise with institutional participants in the construction and investment process has been worked out. The content of the basic definitions of the study, first of all, the definition of "transformation of the operating system", from the standpoint of analysis and adjustment of the development strategy of the construction enterprise, taking into account the operational and production features of the functioning of the developer as an executor of construction projects, is summarized. The specifics of the market of construction development projects have been highlighted through the prism of prerequisites and the environment of transformational changes in the functioning of stakeholder enterprises. The expediency of using maps of logical-cognitive characteristics as a component of the toolkit, which provides the possibility of combining the means of management strategies of the construction enterprise for the construction engineering enterprise, is substantiated. The theoretical-methodological, analytical and scientific-applied developments are integrated into the complex of applied modules of the formalized economic and management justification of the project of strategic innovative transformations at the construction enterprise. Procedures for identifying the potential of transformations at the enterprise, developed within the methodological approach, evaluate the internal and external potential of transformations at the enterprise, which makes it possible to determine those of them that should use a proactive approach to transformations and the selection of projects for their implementation.
The article is devoted to the development of economic and applied tools for the management of construction enterprises within the framework of the formation and implementation of a stakeholder-oriented management strategy to increase their investment attractiveness, which made it possible to substantiate the directions for increasing the effectiveness of the level of stakeholder interaction based on the methodology for assessing the level of stakeholder relations, the results of economic and mathematical modeling and the proposed analytical diagnostic system of local and integral stakeholder indicators. The existing methods of assessing the effect of the introduction of information modeling and integrated implementation of the project in construction were analyzed. A methodology for integral assessment of the level of stakeholder relations of construction enterprises is proposed based on the application of a complex of analytical subsystems: a) a subsystem for evaluating construction projects as potential components of the economic portfolio of a construction enterprise-stakeholder; b) a subsystem for diagnosing the competitiveness of the project customer as the initiator and leading subject of the construction and investment process; c) a subsystem of ensuring compliance of the characteristics of construction development projects with the leading dominants of the operational system productivity of the enterprise-stakeholder construction;; d) a subsystem of economic monitoring of the growth of the value of qualified assets of the developer company and the growth of its image as a leading stakeholder in the market of commercial housing and infrastructure construction. The improvement of the system of indicators for evaluation and selection of projects for the economic portfolio made it possible to build an effective means of formalized management of the performance of the operating system of the construction stakeholder enterprise as part of the toolkit; through the prism of preventive assessment of the productivity of implementation of operational and production cycles of projects (strategic economic units as part of the economic portfolio of a construction stakeholder enterprise).
The theoretical and methodological foundations of the construction of organizational and management tools for the administration of the operational activities of the enterprise are considered, the purpose and types of asset management are defined, and examples of the methodology for diagnosing the state of a construction enterprise in conditions of a financial crisis are given. The types of threats specific to construction enterprises have been determined. The formation of a system of effective measures to counteract possible negative effects and timely response to them is aimed at ensuring the maximum opportunities for realizing the economic interests of enterprises, as well as ensuring a sufficient level of their stability, in particular with regard to external threats. Timely response of construction industry enterprises to changes in the external environment, counteracting negative influence from the outside, development of effective tools should take into account a wide range of factors of the socio-economic development of the country, as well as industry and regional specifics, based on a certain sufficient level of technological maturity. It is substantiated that the theory of anticipatory economic development does not pretend to be universal, but, first of all, emphasizes the specific features of unique economic phenomena and processes of a breakthrough nature in the multidimensional space of socio-economic, political, general civilizational and other problematic factors of the economic development of states. It is proved that the theory and the model of anticipatory economic development offer, respectively, theoretical explanations and practical ways of adapting to the conditions of the functioning of countries in various competitive positions in the world economy, which are determined by distinct economic, technological and political advantages, as well as general civilizational prerequisites for their formation, in conditions of complication mechanisms of self-development of economic systems, expectations of a paradigmatic ontological and anthropological shift as a result of the convergence of technologies. The article describes the aspects of solving the current scientific and applied task of developing a formalized toolkit and practical recommendations for structuring, diagnosing the state, transformations and successful administration of assets of construction enterprises in accordance with the requirements of social - responsible management and the company's development trajectory.
Аt the present stage of development of the construction industry, the synergistic basis of the constituent processes of organizing and managing construction is multiplying. In fact, not a single significant investment construction project is implemented today without a collaboration component at the management level, resource and information interaction, design and construction processes, their documentation, regulatory and legal technical support. In this sense, it is necessary to build a system for the formation of innovative competencies in the field of systems engineering, organization and management of construction. In general, construction management will be improved in the direction of organizational schemes for the formalization of business processes and the formation of correct contractual relations, which will become a decisive factor in innovative development at the level of investors and contractors. Multidimensional project management systems, integrated with modeling and object lifecycle management systems, of a new level will ensure the required quality of object and process analysis and management decisions, including deployed cost management systems, construction timeframes, investment and project risks. Implementation of project management taking into account modern environmental standards should promote the realization of the potential of innovative development of the construction industry. Eco-innovations formally link the duration, resource intensity, organizational, technological and functional characteristics of the construction project with a multifactor analytical basis for ensuring the biosphere compatibility of construction as a leading – in accordance with European requirements - component of organizational and technological reliability of construction.
